Cherry Hills Village Remodel & Addition
I joined the project after schematic design was complete and led it through a substantial expansion of scope. Worked with the client to define what they wanted as the program evolved, presenting multiple schematic options and maintaining the high-touch, closely involved process they preferred.
Developed a smooth aesthetic transition between the existing house and the attached accessory dwelling on the street facing elevations. On the interior lot side, took a more modern approach to maximize glazing in the new great room.
Worked closely with the structural engineer and builder to develop details for a lower-level addition immediately adjacent to and undercutting existing pier foundations serving the basement and crawlspace to remain. Produced bulk plane diagrams demonstrating conformance with jurisdictional requirements.
Provided 3D walkthroughs so the client could visualize changes as they were made, and led site visits with the client, builder, pool designer, and landscape architect to review design decisions in place.

Worked with the City of Cherry Hills Village and the builder's superintendent to create a construction mitigation plan meeting both the city's requirements and the builder's needs.
Calculated, measured, and modeled bulk plane drawings identifying where the existing building fell within the setback and outside the bulk plane. These conditions were accepted as grandfathered.
Calculated, measured, and modeled bulk plane conditions to demonstrate conformance with jurisdictional requirements.
Blended the architectural style of the new construction with the existing home along the street-facing facades.
Transitioned the architectural style toward a more modern aesthetic on the rear and lot interior facades to honor client comments and shared inspiration imagery.
A bookshelf with a hidden door reveals a short flight of stairs down to the golf simulator and movie room. To make full use of the addition built to house equipment for the new pool, we extended the exercise room to include a sauna, cold plunge, and a bath with steam shower. Careful coordination with the pool design company and the structural engineer ensured all systems and structure were accounted for in the design.
An attached but separate ADU, along with a new great room, was designed to expand into the backyard and connect to exterior patio spaces leading to the pool. Several iterations of the outdoor kitchen were produced. Discussions with the client led to a more minimalist, discreet outdoor kitchen tucked against the house, attached to the wall of the existing indoor kitchen, where we created a pass-through to connect the two.
The upper level remained largely untouched, but care was taken in laying out the plan so that sleeping spaces were not immediately adjacent to one another between the existing primary bedroom and the new ADU bedroom.
A unique condition occurred at the golf simulator room, where the new floor slab sat several feet below the existing lower level slab. The new foundation wall for the addition was poured immediately adjacent to the existing one, and coordination between the structural engineer, the builder, and myself was necessary to shore the existing foundation and to determine that micropiles were the correct method given the soil conditions.
